•   Eliminate dormer guidelines

  •   Add definition of dormer to Article 2- Definitions:

         Dormer – A roofed structure containing a window that projects from an existing roof structure.

    •    Revisions to 8.22.1.h.2 

Construction of a dormer or dormers to a nonconforming one- or two-family dwelling which may further violate the yard and height and FAR requirements of Article 5.000 and comply with the following conditions:

•  Face of dormer(s) shall not extend beyond face of existing wall below.

•  Length of any dormer shall not exceed 15’ in length or ½ the length of the roof upon which it is built

   whichever is less, on each side of the roof.

•  Sides of dormer(s) shall not extend closer to 3’-6” from the existing roof termination.

•  Windows shall cover a minimum of 50% of primary dormer wall.

•  The top of the dormer shall not be closer than 1 foot from the existing roof ridge
