The Incentive Zoning Nexus Study analyzes the impact of projected non-residential development on the need for new low, moderate, and middle income affordable housing. The study recommends several changes to the City’s Incentive Zoning Ordinance (Section 11.200 of the Cambridge Zoning Ordinance), including an increase in the incentive zoning contribution rate to $10-$12 per square foot and an expansion of the non-residential developments over 30,000 square feet which would be required to make a housing contribution. The study was completed by a consultant team, led by Karl F. Seidman. The City will be considering the recommendations in the study.
